Get Loans Documentation Checklist for Pre-Approval

Please fax, mail or email the below documents to my attention in order to get the most detailed Pre-Approval, which will give you the most leverage in negotiating the price of a new home. Fax or email are the preferred methods and the quickest way to get your Pre-Approval completed.

INCOME DOCUMENTATION IF SALARIED:

  1. Copy of the most recent W-2 form for each borrower. The prior year's W2 may be required later in the event of a formal loan application.
  2. Copy of a recent paystub (updated paystub/s will be required later in the event of a formal loan application). The paystubs must clearly show the pay period and it must identify the name and social security number of the applicant.

INCOME DOCUMENTATION IF SELF-EMPLOYED, PAID COMMISSION, OR HAVE RENTAL PROPERTY:

  1. Copies of the first page of the last two year's tax returns are needed. All pages of each tax return will be needed later in the event of a formal loan application.

ASSET DOCUMENTATION:

  1. Copy of the first page of a recent bank statement and/or investment account statement to show where any down payment and closing costs will come from.
  2. Copy of any other documentation explaining the source of the down payment and closing costs.

OTHER DOCUMENTATION:

  1. If borrower has had several jobs (three or more) in the last two years, you should provide a "job history letter" or resume explaining the job path you have taken over the last several years.
